In clinics, offices, restaurants and shopping centres, an AC failure means uncomfortable customers and disrupted work. A periodic maintenance contract moves you from fixing breakdowns after they happen to a regular preventive programme, with scheduled visits, clear records for every unit and priority handling of faults under the contract.
Contracts suit any facility that depends on air conditioning every day and finds it hard to keep track of every unit itself, especially with many units or branches. We serve multi-branch clients in Riyadh and nearby cities under one contract with a coordinated visit programme; one example is our maintenance and repair contract for Al Taawun Medical Complex in Al Kharj and Al Dilam.
Clinics, medical complexes and pharmacies
Offices and corporate headquarters
Restaurants and cafés
Shopping centres, showrooms and shops
Multi-branch businesses across several cities
What each scheduled visit covers
At the start of the contract we agree the list of units, their locations and the number and timing of visits. On every visit the team then works through a fixed checklist suited to each unit type, so the standard of maintenance does not depend on individual judgement alone. Visits are timed around your operating hours, so in clinics or offices, for example, the work is done at times that do not disrupt patients or staff.
Cleaning filters and indoor and outdoor coils
Checking and clearing drain lines
Measuring refrigerant pressures and electrical current
Inspecting fans, motors and connections
Checking thermostats and controls
Logging findings and work done for each unit
Reports, and getting ready for summer
After each visit we record the condition of every unit, the work carried out and any points needing follow-up. Over time this builds a clear history that shows which units fail most often and supports repair-or-replace decisions based on real data. The same records help when preparing the budget for the coming year, since they highlight the units nearing the end of their working life.
We make a point of scheduling a full visit before summer, because the load on AC systems peaks during Riyadh's long, hot months, and catching issues early is far easier than dealing with breakdowns mid-season.
What your facility gains
Regular maintenance does not eliminate faults altogether, but it reduces them and makes them easier to handle. When a fault does occur between visits, contract clients receive priority handling.
Fewer sudden breakdowns and shorter downtime
Longer equipment life
Better cooling efficiency and more moderate power use
A clear maintenance budget you can plan for
One party responsible for all units and branches
Why Rukn Al Khaleej for this service?
01

We cover your branches in Riyadh and nearby cities such as Al Kharj, Al Dilam and Al Majmaah under one contract, with coordinated visits and unified records.
02
Clear Records for Every Unit
After each visit you receive a report on the condition of every unit and the work done, so you know where the maintenance budget goes and what needs attention.
03
A Trained, Committed Team
Visits are carried out by trained technicians under engineering supervision, sticking to the agreed schedule and respecting your operations and safety on site.
How many visits does a maintenance contract include?
The number of visits depends on how many units there are, their type, their running hours and the nature of the facility. A clinic or restaurant open long hours usually needs more visits than an office with fixed working times. We propose a schedule after surveying the units, and it is agreed with you.
What happens if a unit breaks down between visits?
Contact us by phone or WhatsApp and, as a contract client, your report is handled with priority. The fault and repair are recorded in the unit history, and the contract sets out which works and spare parts are included and what is charged separately.
Can one contract cover branches in different cities?
Yes. We serve multi-branch clients in Riyadh and nearby cities under a single contract, with a coordinated visit schedule for each branch and separate records for each site, so management can follow the status of every branch from one place.
Does the contract cover every type of AC in the facility?
It can cover split, window, cassette, concealed ducted, package and VRF units, as well as any cold rooms on site. We list every unit at the start of the contract and set a checklist for each type, so every piece of equipment gets the maintenance it actually needs.
