Replacement, Renewal and Efficiency Upgrades

As AC systems age, they use more power, break down more often and their spare parts get harder to find. We assess your existing system, help you weigh repair, efficiency upgrades and replacement, then carry out replacement and renewal in carefully planned phases that keep occupied buildings running.

Assessing the existing system

Age alone should not decide a replacement. We visit the site, inspect and measure the units, review their fault history and running costs, and give you a clear picture of the condition of each part of the system.

  • Unit age, general condition and spare-parts availability
  • Actual cooling performance against what each space needs
  • How often faults occur and what past repairs have cost
  • Power consumption and running costs
  • Condition of copper lines, ducts, drains and electrical connections
  • Changes in how the building is used since the system went in

Repair, upgrade or replace?

Not every old system needs replacing outright. Sometimes a thorough repair of recurring faults is enough, or an efficiency upgrade through deep cleaning, sealing duct leaks, updated controls and rebalanced airflow. In other cases, repeated repairs and high energy use cost more over the medium term than replacing the system with newer, more efficient equipment.

We set out the options transparently, with the strengths and limits of each, so you can choose what best fits your budget and plans.

Phased replacement in occupied buildings

In offices and facilities that stay open during the works, we split the job into phases by zone or floor and schedule them with building management to limit disruption, protecting furniture and finishes and cleaning up after each phase. One example is the replacement and renewal of the AC system at Al Othaim Central Administration in Riyadh, covering rooftop outdoor units and concealed units above the office ceilings.

  • Recovering refrigerant from old units, then removing them safely from site
  • Inspecting copper lines and ducts to decide what is reused and what is replaced
  • Installing, connecting and testing the new units
  • Fitting new thermostats and controls
  • Commissioning and testing each phase before moving to the next

Handover and follow-up after renewal

Once the new system is running, we hand over a list of the units and their locations, and show your building team how to use the controls and which settings keep occupants comfortable without wasting energy. We recommend putting the new system on a periodic maintenance programme from day one, because holding on to the efficiency gained through renewal takes regular care. The real impact of the works can be measured by comparing electricity use before and after over similar times of year.

Why Rukn Al Khaleej for this service?

01

Decisions Based on Assessment

We measure and inspect before recommending, and explain the cost and impact of each option, so you neither replace what can be repaired nor keep repairing what should be replaced.

02

Works That Respect Your Operations

We plan replacement in phases that fit your working hours, keeping the site clean and your staff safe for the whole duration of the works.

03

Higher Efficiency, Lower Running Costs

Every renewal project focuses on energy efficiency, through units matched to real needs, updated controls and sound pipework, to cut running costs over the long term.

Common questions

All questions
How do I know my AC system needs replacing?

Common signs include repeated faults within the same season, rising electricity bills with no change in use, weak cooling despite maintenance, and spare parts that are hard to find. These signs do not automatically mean replacement, but they do indicate that a full technical assessment is due before you decide.

Can the AC be replaced without shutting down our offices?

In most cases, yes. We split the works into phases by zone or floor and carry out the noisier tasks at quieter times in coordination with building management, so the rest of the space keeps working and each new zone is commissioned before we move on to the next.

Can the old copper lines and ducts be reused?

Sometimes, after inspection. We check that copper sizes suit the new units and that insulation and joints are sound, pressure-test the lines and inspect the ducts for leaks and insulation. What passes can be reused; what does not is replaced so it does not hold back the new system.

What does upgrading AC efficiency involve?

It is a set of measures that improve performance and cut consumption without replacing the whole system, such as deep cleaning of coils, sealing and better insulating ducts, rebalancing airflow, updating thermostats and controls, and replacing only the units that use the most power or fail most often.
